What the system is

TPO or EPDM: two proven membranes

A single-ply roof is one flexible sheet membrane laid over insulation on the roof deck.

  • TPO is a white membrane with heat-welded seams. The white surface reflects sun and helps keep the building cooler in summer.
  • EPDM is a black rubber membrane with taped seams. It handles temperature swings well and has a long track record on Midwest buildings.

We will tell you which one fits your building and why.

Where we use it

Built for flat and low-slope buildings

  • Warehouses, retail centers and office buildings with flat or low-slope roofs
  • Tear-offs where the existing roof is wet or past saving
  • Re-covers where the existing roof and deck can stay in place
  • Buildings that need better insulation to meet current energy code

Before we price it

We find out what is under the roof first

We start with a roof inspection and core cuts so we know what is under the existing roof. Wet insulation, deck damage and the number of existing layers all decide whether you need a tear-off or a re-cover. You see the photos and the cores before you see a number.

The process

How it goes on

  1. Inspect and core

We walk the roof, take core cuts and check the deck so the scope is based on facts.

  2. Prep the deck

Tear off where needed, replace damaged deck and wet insulation, and set up drainage.

  3. Insulation

Polyiso insulation goes down over the deck, with a cover board where the system calls for it.

  4. Attach the membrane

Fully adhered with bonding adhesive or mechanically fastened with screws and plates, depending on the building, wind exposure and the manufacturer specification.

  5. Seams and flashings

TPO seams are heat-welded with a hot-air welder and probed. EPDM seams are spliced with seam tape. Curbs, drains, edges and penetrations get matching accessories.

  6. Final walk

We walk the finished roof with you and go over the warranty paperwork.

These diagrams show what goes into each system, from the steel deck up. Fully adhered and mechanically fastened roofs use the same layers. The difference is how the membrane is held down.

FAQ

Straight answers

Should I pick TPO or EPDM?

It depends on the building. TPO reflects sun and has welded seams. EPDM handles temperature swings and has a long track record here. We look at your roof, use and budget and tell you which one we would put on it.

Do I need a full tear-off?

Not always. If core cuts show the existing roof is dry and there is only one layer, a re-cover may work. If the insulation is wet or the deck is damaged, it comes off.

Fully adhered or mechanically fastened?

Both work. The choice comes down to the deck, the wind exposure and the manufacturer specification for the warranty you want. We explain the trade-off before you decide.

What warranty can I get?

Up to 20-year GenFlex full-system warranty options are available, depending on the system, eligibility and issued terms. We go over it before you sign.

Can the building stay open during the work?

In most cases, yes. We plan the work in sections and keep the building dry at the end of every day.
