Roof Preservation

Fluid Applied Roofing (FAR) Roof Preservation

Fluid Applied Roofing (FAR) makes liquid-applied coating systems for commercial roofs. We install these systems to preserve metal and flat roofs that are still sound, so building owners can add years of service without a full tear-off. We work across Cincinnati and Northern Kentucky, and travel to Dayton, Columbus, Indianapolis, Lexington and Louisville for the right project.

Preserve, don't replace

The old roof stays in place. Less tear-off, less landfill waste and less disruption inside.

Seamless and reflective

The system cures into one waterproof layer with no new seams. The white ProCoat Finish or ProSil Alkoxy topcoat reflects sun and helps keep the building cooler.

Up to 20-year warranties

Coating warranties up to 20 years, subject to eligibility and issued terms.

What the system is

A seamless layer over the roof you have

We spray FiberSeal Base, FAR's blue fiber-reinforced base, over the existing roof, then finish it with a white topcoat. On most roofs that topcoat is ProCoat Finish, a polyurethane-acrylic. Where water may pond, we use ProSil Alkoxy, a silicone. The two look the same on the roof, but they are different products.

The system cures into one seamless waterproof layer with no new seams to fail, and the white finish reflects sun and helps keep the building cooler.

Because the old roof stays in place, there is less tear-off, less landfill waste and less disruption to the people working inside.

Where coating makes sense, and where it doesn't

Coating only works on a sound roof

Coating works on a roof that is dry and structurally sound. If an infrared scan or core cuts show wet insulation, we replace those areas first.

If too much of the roof is wet or the deck is failing, we will tell you a coating is the wrong call and price a replacement instead.

Details matter

Flashings, seams and penetrations come first

Most leaks start at the edges, curbs and penetrations, not in the middle of the roof. Before any coating goes down, we reinforce seams, flashings and penetrations so the whole roof is ready to be preserved.

Metal Roof Coating

Seal the seams, then coat the whole roof

The process

How it goes on

  1. Inspect and scan

We walk the roof and use core cuts or an infrared scan to find wet areas.

  2. Clean and prime

We clean the roof, remove loose material and apply Rinseable Primer so the system bonds.

  3. Repair

We replace wet sections and repair damaged areas. On metal roofs we treat rust and use Rust Primer where it is needed.

  4. FiberSeal Base

We spray FiberSeal Base on seams, fasteners, flashings and penetrations. On single-ply roofs a second coat of FiberSeal Base covers the whole roof. On metal roofs ProCoat Base, also blue, covers the whole roof.

  5. Topcoat

We spray the white topcoat over the whole roof at the thickness FAR specifies. ProCoat Finish, a polyurethane-acrylic, is our standard. Where water may pond, we use ProSil Alkoxy silicone instead.

  6. Check and walk

We check thickness with mil gauges as we go, then walk the finished roof with you.

Inside a coated roof

Two common cases: a coating over a metal roof and a coating over an existing single-ply roof. The topcoat is ProCoat Finish, or ProSil Alkoxy silicone where water may pond. The roof you have stays in place and the coating system goes on top.

FAQ

Straight answers

Is my roof a good candidate for a coating?

If it is dry and structurally sound, probably. We confirm it with core cuts or an infrared scan before we price anything.

What if part of the roof is wet?

We cut out and replace the wet sections first. If too much of the roof is wet, we will tell you to replace it instead.

Can you coat a metal roof with rust?

Surface rust, yes. We treat it and seal the seams and fasteners first. Panels rusted through get replaced.

What warranty comes with it?

Coating warranties are available up to 20 years, subject to eligibility and issued terms. We go over what your roof qualifies for before you sign.

Does the building have to close?

Usually not. There is no tear-off, so the work is quieter and the building stays dry the whole time.
