Repair or replace: the questions we answer on a Madeira roof
Madeira is a compact, established city between Indian Hill and Kenwood, and most of its homes were built during its big growth years after World War II. Many have already had one or two roofs. That means the question we get most often here is a fair one: does this roof need replacing, or can it be repaired? The answer depends on the shingles, the deck and the details around them, and it is not always the expensive one. Below is how we make that call, and what a replacement on an established Madeira home usually involves.
How many layers are on it? Older homes sometimes have a second layer of shingles installed over the first. A second layer hides the deck and adds weight, and a new roof over two layers is not an option we offer. If there are two, replacement means removing both.
What shape is the deck? Older plank or plywood decks can have soft spots, gaps or nails that no longer hold. We look from the attic and walk the roof for soft areas. Any deck repairs needed during replacement are priced in the proposal.
Where does the roof meet the house? On a brick or frame house that has been updated over the years, a roof often meets a wall, a dormer or an addition. Those transitions were flashed by whoever did the work at the time. We check every one.
How old are the penetrations? Plumbing vents, bath fan and kitchen vents, and any old chimney or flue all pass through the roof. Rubber pipe boots crack with age, and an old flue that is no longer used may be better removed and decked over during a replacement.
Is the attic breathing? Many older homes were built with little intake ventilation. Adding soffit or edge intake during a replacement is often the most useful upgrade for the money.
Is the rest of the roof still good? If the shingles are flexible and sealed, a repair at the failing detail is the right answer. If they are brittle, curling or bare, patching just buys time.

Madeira FAQs
Can you put new shingles over my old ones?
We do not install over an existing layer. A tear-off lets us see and repair the deck, replace flashing properly and install ice barrier where it belongs, and many manufacturer system warranties expect it. If your home already has two layers, both come off. It costs more up front, but you get a roof built on a sound deck instead of one hiding a problem.
There is an old chimney we no longer use. Should it come down?
That is your call, and it is mostly a masonry decision. If the chimney stays, it needs proper flashing and sound mortar at the roofline. If you remove it below the roofline, the opening can be framed and decked during the roof replacement so the new roof runs straight across. We can coordinate the timing with a mason so the work happens in the right order.
My roof is 20-plus years old but not leaking. Should I replace it?
Age alone is not the deciding factor. Look for curling or cracked shingles, bare spots, granules in the gutters, and lifted edges after storms. If those are showing, plan a replacement before leaks start, when you can choose the timing and materials. If the roof still looks sound, a professional check and minor maintenance may give it a few more years.
